Property valuation is one of the most critical steps in a Golden Visa application. It must be documented that the propertys fair market value is $400,000 USD or above. The valuation report is the determining factor in application acceptance or rejection.
CMB-Licensed Valuation Companies
The valuation report must be prepared by companies licensed by the Capital Markets Board (CMB). As of 2026, dual valuation from two different firms is mandatory with a 6-month validity period.

Criteria Examined During Valuation
- Location: Region, neighborhood, street-level analysis
- Physical condition: Building age, quality, maintenance
- Comparable sales: Prices of similar properties
- Income approach: Rental yield potential
- Cost approach: Reconstruction cost
