What is a Property Valuation (Appraisal) Report?
A property valuation report is an official document that determines a propertys market value independently and objectively. In Turkey, valuation reports are mandatory for mortgages, foreign buyer transactions, and citizenship applications.

- All foreign buyer transactions (since 2019)
- Citizenship applications ($400K minimum verification)

Valuation Methods
1. Comparable Sales Method
Most common. Compares recent sales of similar properties.
2. Income Method
Value based on potential rental income. Common for commercial properties.
3. Cost Method
Reconstruction cost minus depreciation.
